Forestry Mulching and Land Clearing in Pace, FL: Lot, Brush and Palmetto Clearing

Pace lots are slash pine over titi and gallberry on wet flatwoods, with a few dry sand ridges along US 90. The ground is sand on top and soup a foot down from June through September. Lots run a half acre in the subdivisions to ten acres toward Pea Ridge. Our crews come from Ocala, so transport is one quoted line. I've cleared wet flatwoods since 2012 and co-op corridors for ten years before that. Send the form or call (352) 619-3597. Brandi texts you a scheduling window within an hour.

Forestry mulching

Forestry Mulching and Brush Clearing Near Pace

Wet flatwoods is where the mulcher beats everything else, because it floats and a dozer sinks. Forestry mulching is a land clearing method that uses specialized equipment to grind trees, gallberry and vegetation into mulch where they stand, and the 3-inch mat carries the machine over soft ground. Gallberry does not grow, it occupies. The skid steer takes it and slash pine to 8 inches; areas with dense titi go to the 300-hp machine, mulched low and checked again in the fall because titi resprouts from the crown. Overgrown land under good pine usually gets selective clearing, the straight pine kept and the understory mulched. Professional clearing here is reading the wet line before the machine does. Send me the parcel number and I will say which machine and how many days.

Lot clearing

Lot Clearing for New Homes in Pace and Milton

Pace is a CDP, so Santa Rosa County's count is the proxy: 1,929 single-family permits in 2025 per the Census Building Permits Survey, up 4 percent, and the Pace to Milton stretch of US 90 is where most of them sit. The land clearing Pace builders want most is a half-acre pad: one day of skid steer, $2,600 plus transport. A quarter-acre infill lot is $1,800 flat plus transport. Then the fill question. On flatwoods the pad needs to come up, so the order is clearing, fill, grading, with the swale left open so the lot sheds the way it did before. Fill in a wet spot is what brings in the water management district; the clearing never does. On a lot in Pea Ridge last summer the swale ran full for three days after one afternoon storm. On our jobs in the Pace area I price fill as its own line on the site visit. Lot size and start date, and I take it from there.

Pricing

How Much Does Land Clearing Cost in Pace?

Land clearing costs on flatwoods run $1,500 to 2,500 an acre for mulching pine and palmetto by density, and that is the number most parcels here land on. The rest of the card:

  • Skid steer forestry mulcher: $2,600 a day plus transport from Ocala.
  • Dedicated 300-hp mulcher for large acreage clearing: $4,000 a day plus transport.
  • Oak scrub and sandhill on the dry ridges: $1,200 to 1,800 an acre.
  • Full clearing to dirt with stumps: $3,000 to 5,500 an acre.
  • Haul-off: $700 to 1,300 per 10-yard load. A pile on acreage can often be burned instead under a Florida Forest Service burn authorization.

The total depends on the size of the stems and how wet the ground is. A gopher tortoise survey, $400 to 900, comes before any price on the sand ridges, and June to September adds one day on wet flatwoods, stated up front. The cheapest way to clear flatwoods is still mulching: one machine, no loads. Call (352) 619-3597 with the acreage and I will quote it depending on site conditions after I walk the property.

Permits

Permits, Gopher Tortoises and Drainage Before You Clear Land in Pace

Santa Rosa County ties clearing to construction through a land disturbance permit and development order, with silviculture exempt under FS 403.927. That is step one of the land clearing process here. Step two is the FWC gopher tortoise rule on the sand ridges: survey within 90 days, flag the burrows, no work within 25 feet without a relocation permit. Step three is water. NWFWMD ignores clearing, but filling a wetland or changing drainage triggers the ERP, and most titi ground is wetland by the Ch. 62-340 delineation. Red-cockaded woodpecker clusters at Blackwater add a federal step on parcels that touch the state forest. Bald eagle nests along the Escambia River get a 660-foot buffer. Burn piles need the Florida Forest Service call, often a yes on rural acreage and a no in a platted subdivision. Send the parcel ID and I will say which of these apply.

Our services throughout North Florida run through the Pensacola metro and east along I-10 the same way. Pipeline and power-line easements come to us too; that was my work on the ROW. The Santa Rosa County page carries the county notes and the North Florida page the region. Put your town on the form and send it.

FAQ

Land Clearing FAQs From Pace Property Owners

Can you clear a flatwoods lot in July?

Yes, with one extra day in the quote. The mulcher floats on its tracks and the mat; standing water is a stop, and July usually has some. Dry season, November to May, is faster and cheaper. We leave the site with the swale open and grading waits for a dry week.

Do you clear commercial development sites along US 90?

Yes. Commercial clearing there is usually full site work to dirt, $3,000 to 5,500 an acre, with excavation and pads by another contractor. Commercial sites get the same written price as a homesite. We remove brush, grind the stumps, haul the loads and hand off a staked-ready lot.

Can I burn the brush instead of paying to mulch or haul?

On acreage north toward Jay, often yes, under a Florida Forest Service burn authorization called in that day. In a platted subdivision, plan on no. Most land clearing projects here still end up mulched, because a pile has to be pushed first and watched for a week.

How fast can a crew reach a lot near Pace?

About two weeks in the dry season, since the machines travel from Ocala, and longer in summer. Brandi texts a window within an hour of your form. Call (352) 619-3597 if a builder is waiting. The frequently asked questions about site preparation and land improvement are answered above.
