Land Clearing and Forestry Mulching in North Florida and the Panhandle: Longleaf, Cutover Pine and Storm Timber from Gainesville to Pensacola
This is pine country. Longleaf on the sandhills, slash pine cutover with titi in the low ground, Red Hills clay that ruts. Our crews run north Florida land clearing out of the Ocala yard. Alachua sits inside the 75-mile circle; Leon, Wakulla and the Panhandle carry transport. The number that sets most quotes here is $1,500 to 2,500 per acre for slash pine over palmetto and gallberry. Mulching Longleaf Sandhill, Cutover Pine and Titi in North Florida
Three grounds set the price up here. Longleaf and wiregrass sandhill on deep sugar sand runs $1,200 to 1,800 per acre, because the understory is thin and the mulcher moves. Slash pine cutover with a titi thicket runs $1,500 to 2,500, and titi is the thick end of it. Red Hills hammock gets thinned, not cleared, with the mature trees flagged. The forestry mulcher leaves four inches of mulch that holds the sand through a June storm, so it doubles as erosion control.
Yaupon and wax myrtle understory grinds in one pass. Brazilian pepper stops around Gainesville; up here the exotics are kudzu, privet and popcorn tree, and all three come back from the root, so the crew treats each cut. Dry undergrowth under dead snags is fire fuel, and twenty years of overgrowth on a cutover is normal. Michael flattened more pine in four hours than I cut in ten years on the ROW.
Land Clearing Services We Offer from Gainesville to Pensacola
We offer forestry mulching first, and five more land clearing services behind it.
- Forestry mulching and land clearing on pine acreage: brush and trees and the underbrush ground where they stand.
- Lot clearing for a homesite, with fill after it on the low lots.
- Brush clearing and brush removal along fence lines and any overgrown lot.
- Stump grinding and tree removal for standing dead pine: $4.50 per inch, $150 minimum per stump.
- Site preparation services and site prep services for the pad: land grading, fill, excavation work with an excavator at $170 an hour. Debris removal services by the 10-yard load.
No concrete, wells, septic or house demolition. I know people who do. Insured crews, residential and commercial, on every job site.
Lot Clearing for New Construction from Gainesville to Navarre
A half-acre homesite lot is one day with the skid steer, $2,600. A quarter-acre infill lot in Gainesville or Tallahassee is $1,800 flat. Santa Rosa pulled 1,929 single-family permits in 2025 by the Census Building Permits Survey, up 4 percent. Bay followed at 1,685 as a Census estimate, then Walton 1,427, Escambia 1,366, Okaloosa 987, Alachua 689, Leon 617 and Wakulla 518. Pace, Navarre and Crawfordville carry most of that growth, and all three sit on flatwoods ground that holds water after a June afternoon.
We mulch the lot, flag the low corner, and the dozer brings the pad up above the road crown. Send the parcel ID and the site plan, and you get your property cleared on a written price before a trailer moves.
Pine Country: Clearing Land for Homesites, Pasture and Timber Regrowth
Ten acres of cutover slash pine in Crawfordville is the job I point to. The owner wanted a homesite and pasture out of a titi-choked cutover. Two days with the 300-hp mulcher, pines kept on 40-foot spacing, $9,500 plus transport. That is the shape of most north Florida work: timber land coming out of agricultural use and into a house and a field.
Longleaf sandhill around Eglin and Blackwater carries red-cockaded woodpecker clusters, so the cavity trees stay and the FWC gopher tortoise burrows get a 25-foot flag line. Red Hills clay in Leon rutted our skid steer to the axle one wet February, so now we mat the entry. And this is the one region where a pile can often still burn, under a Forest Service authorization pulled that morning by phone.
How Much Does Land Clearing Cost in North Florida?
Pine sets the price and distance adds to it.
- Skid steer forestry mulcher, stems to 8 inches: $2,600 a day, transport included inside 75 miles of Ocala. Tallahassee is about 160 miles and Panama City about 230, so both carry transport.
- Dedicated 300-hp mulcher for cutover and 10 acres and up: $4,000 a day plus transport.
- Longleaf sandhill and oak scrub: $1,200 to 1,800 per acre. Slash pine over palmetto, gallberry or titi: $1,500 to 2,500.
- Full clearing to dirt with stumps out: $3,000 to 5,500 per acre.
- Dozer with root rake: $170 an hour. Haul-off: $700 to 1,300 per 10-yard load.
June through September adds one day on titi swamp or wet flatwoods, and the gopher tortoise survey, $400 to 900, comes before the price on every sandhill lot. Tree size and the small trees under the pine set the day count. If you need land clearing on pine acreage, call (352) 619-3597 with the acreage and what grows on it. The free estimate is in person inside 75 miles.
Wetland, Permit and Tortoise Rules Before You Clear Your Land
NWFWMD issues the Environmental Resource Permit from Escambia through Leon, Wakulla and Bay. SRWMD covers north Alachua and the springs, SJRWMD the east side of the county. Mulching a dry lot triggers none of them. Filling a wetland or moving drainage does, and a cypress-gum slough along the Ochlockonee is wetland until a delineation says otherwise. The USACE Jacksonville District handles the federal side.
County codes come next. Leon County requires an Environmental Management Permit before clearing outside bona fide agriculture, and Tallahassee protects its tree-lined roads under the Tree Ordinance. Alachua County protects heritage trees, and the Panhandle counties tie land disturbance permits to a development order. Timber harvest is exempt under FS 403.927 and the silviculture BMPs; the day the land stops being timber, it is not. FWC gopher tortoise rules apply on every sandhill lot: no land clearing work within 25 feet of a burrow without a permit. Bald eagle nests get 660 feet. A Florida property owner holds those permits, so I read the code before I quote.
Storm Damage Clearing and Debris Removal from Michael to Helene
Michael in 2018 snapped millions of pines across Bay and the central Panhandle, and the regrowth around the snags is the thickest brush in the state. Sally in 2020 hit Escambia and Santa Rosa, Idalia and Helene the Big Bend. Storm damage goes by the load, $700 to 1,300 per 10-yard load, and FEMA pays for the public right-of-way, not for your acreage. A standing snag is a chainsaw and a grind. A tangle of pine is a load count; after Ian we hauled 9 loads off one acre in Punta Gorda.

Land Clearing Questions from Pine Country
How much does land clearing in Florida's pine country cost per acre?
Sandhill runs $1,200 to 1,800 an acre, slash pine with titi $1,500 to 2,500, and clearing to dirt with stumps out $3,000 to 5,500. A homesite lot goes by the day at $2,600, with transport added beyond 75 miles of Ocala.
When is the best season to clear a lot up here?
November to May. Titi swamps and wet flatwoods stand in water from June into September, and wet-season work adds a day. Red Hills clay ruts worst in summer, and a rutted entry is a day of matting you did not pay for.
Do I need a permit to clear my own land in Leon or Alachua?
Yes in most cases. Leon County issues an Environmental Management Permit before clearing outside bona fide agriculture, and Alachua County protects heritage trees with a permit. A gopher tortoise survey comes first on every sandhill lot.
Can I burn the piles on my acreage?
Often yes, and this is the one region where that is true. You pull a Forest Service burn authorization by phone or online the morning of the burn, from the Blackwater, Chipola, Tallahassee or Waccasassa district. Platted lots in Gainesville and Tallahassee are no-burn, so there it is mulch or haul.
What is the difference between forestry mulching and clearing land to dirt?
Mulchers grind the brush and trees where they stand and leave the roots and the mulch layer; clearing land to dirt pulls stumps and roots and hauls or burns them. Pasture needs the first; a slab needs the second under the pad.
How fast can a land clearing company reach Crestview or Pace?
Brandi texts a scheduling window within an hour of your form, and a crew from Ocala is usually on your acreage inside two weeks in the dry season. Call (352) 619-3597 with the parcel ID. The company is locally owned and operated, a full-service land clearing contractor for commercial and residential acreage, and land management on timber land in agricultural use gets the same free estimate.
