Land Clearing and Forestry Mulching in Southwest Florida: Flatwoods Lots, Melaleuca and Brazilian Pepper from Naples to Parrish

Southwest Florida is hydric flatwoods on a GDC grid, with caprock two to three feet down and standing water from June to October. Our second crew works out of Punta Gorda, so Charlotte, Lee, Sarasota, DeSoto, Hendry, Collier and south Manatee sit inside the 75-mile circle. A platted lot is one day with the skid steer, $2,600, and melaleuca or Brazilian pepper adds $500 an acre. Call (352) 619-3597 or send the form. Brandi texts you a scheduling window within the hour.

Forestry mulching

Mulching Palmetto Flatwoods, Melaleuca and Brazilian Pepper in Southwest Florida

Nearly every platted lot from Cape Coral to Golden Gate Estates is slash pine over saw palmetto on Immokalee flatwoods soil. The forestry mulcher floats on that mat where a dozer sinks to the belly pan in July, and it turns the underbrush into a layer that is the erosion control through the rains. Cabbage palm hammocks get thinned, mature trees flagged. Cypress strands and domes are wetland, so they stay.

Then the exotics. Melaleuca stands on the wet lots, Brazilian pepper on every canal bank and fence line, Australian pine near the coast. All three resprout from a live stump, so the crew treats each cut within minutes. Caprock 20 to 40 inches down in Collier and Lee eats teeth, so a Naples acre runs the top of the range. Dry undergrowth under dead pine is fire fuel, and 15 years of overgrowth on a GDC lot is normal. A hurricane does a year of clearing in a night and leaves the invoice to you, and forestry mulchers have been eating Ian's dead pine here since 2022.

Services

Land Clearing Services We Offer from Punta Gorda

We offer forestry mulching first. Five more services sit behind it.

  • Forestry mulching and land clearing on flatwoods lots and acreage, brush and trees ground in place.
  • Lot clearing for a new home, with fill after on nearly every low lot.
  • Brush clearing and brush removal on canal banks, fence lines and any overgrown lot.
  • Stump grinding and tree removal for the standing dead pine, $4.50 per inch, $150 minimum.
  • Site preparation services and site prep services for the pad: land grading, fill, excavation work with an excavator, $170 an hour.
  • Debris removal services by the 10-yard load, hurricane or not.

No concrete, wells, septic or house demolition. I know people who do. Insured crews, residential and commercial, on every job site.

Lot clearing

Lot Clearing for New Construction from Cape Coral to Golden Gate Estates

A half-acre GDC lot is one day, $2,600. A quarter-acre infill lot in Cape Coral or Port Charlotte is $1,800 flat. Lee pulled 9,962 single-family permits in 2025 by the Census Building Permits Survey, the most in the state, with Manatee at 7,014, Sarasota 4,283, Charlotte 2,571 and Collier 1,945. Lehigh Acres and Golden Gate Estates issue no permits of their own, so the county's unincorporated count is the proxy.

Fill follows clearing on almost every lot here. The pad has to sit above the crown of the road, and a flatwoods lot holds water for four months. We mulch, flag the low side, and the dozer spreads fill where the slab goes. Where the water goes next is your neighbor's question, so I answer it first. Send the parcel ID and the site plan and you get your Florida property cleared on a written price.

Local ground

GDC Lots and Golden Gate Estates Acreage: Clearing Land on Caprock Flatwoods

GDC platted Cape Coral, Port Charlotte, North Port and Lehigh Acres in the 1960s, and the slash pine on the empty lots is 60 years old now. Golden Gate Estates runs 1.25 to 5 acre tracts with a cypress strand through half of them. Tree size and the small trees under the pine set the day count. The $500 exotics surcharge covers treating every melaleuca and pepper cut, and it is cheaper than clearing the same lot twice.

Two jobs show the range. Five acres of palmetto and slash pine in Golden Gate Estates, three gopher tortoise burrows flagged and kept out, two days with the skid steer, $5,200. A 2.5-acre Brazilian pepper thicket in Port Charlotte, two days, $6,700 with the surcharge. Clearing land here is pine plus exotics plus water.

Pricing

How Much Does Land Clearing Cost in Southwest Florida?

One day rate and three per acre prices cover almost every quote here.

  • Skid steer mulcher: $2,600 a day, transport included within 75 miles of Punta Gorda. 300-hp machine $4,000 a day plus transport.
  • Palmetto and pine flatwoods: $1,500 to 2,500 per acre, Collier and Lee caprock at the top of it.
  • Melaleuca, Brazilian pepper or Australian pine: add $500 per acre.
  • Full clearing to dirt with stumps out: $3,000 to 5,500 per acre.
  • Dozer and root rake $170 an hour. Haul-off $700 to 1,300 per 10-yard load.

June through October adds one day on wet flatwoods, and the tortoise survey, $400 to 900, comes before the price. After Ian we hauled 9 loads off one acre in Punta Gorda, $8,100, and that is a storm lot with the pine down instead of standing. If you need land clearing on 10 acres and up, the big machine earns its rate. Call (352) 619-3597 with your acreage and what grows on it. The free estimate is in person anywhere inside the circle.

Permits and rules

Wetland, Permit and Tortoise Rules Before You Clear Your Land

Two water management districts split this region. SFWMD covers Collier, Lee and Hendry; SWFWMD covers Manatee, Sarasota, DeSoto and most of Charlotte. Both issue the Environmental Resource Permit for wetland fill or drainage changes, and mulching a dry lot triggers neither. Nearly every Golden Gate Estates tract carries a cypress strand, so a wetland determination comes first. The USACE Jacksonville District works federal wetlands from Fort Myers.

County codes come next. Lee County requires a Vegetation Removal permit for any clearing in unincorporated Lee, Lehigh Acres included, and Cape Coral issues its own per-lot vegetation permit. Collier runs a Vegetation Removal Permit and an Agricultural Clearing permit. Charlotte County issues a vegetation permit, Sarasota protects grand trees and permits earthmoving, and North Port has a per-lot Tree Protection Code. FWC gopher tortoise rules apply on every upland lot: no land clearing work within 25 feet of a burrow without a permit. Scrub-jay zones in North Port, Port Charlotte and Cape Coral need FWS consultation, panther consultation covers Collier, Hendry and east Lee, and bald eagle nests carry a 660-foot buffer. A property owner holds those permits, so I check the code before I quote.

Storm debris

Storm Damage and Debris Removal After Ian

Ian in 2022 killed pine across Lee, Charlotte and Collier, and the dead stems still stand on half the vacant lots. Australian pines came down whole, and saltwater killed the understory along the harbor. Milton in 2024 hit Sarasota and Manatee. Storm damage goes by the load, $700 to 1,300 per 10-yard load. FEMA covers the public right-of-way and your lot is yours. A standing dead pine is a chainsaw and a grind. A tangle is a load count, and I count loads from one picture.

Owner, Pellegrino Land Works · Ocala and Punta Gorda

Marc Pellegrino, 44, owns Pellegrino Land Works and runs it from Ocala in Marion County, with a second crew in Punta Gorda. He spent 10 years as a right-of-way clearing crew lead for a utility contractor on FPL and co-op corridors across Florida, flatwoods to cypress strands to muck, and started his own outfit in 2012. After Hurricane Ian in 2022 he spent six months on debris in Charlotte and Lee counties. He knows the FWC gopher tortoise rule, the eagle nest buffer and the water management district permit thresholds by heart. Brandi runs the office and texts every scheduling window.

FAQ

Southwest Florida Land Clearing Questions

How much does land clearing in Florida's southwest corner cost per acre?

Flatwoods run $1,500 to 2,500 an acre, exotics add $500, and clearing to dirt with stumps out is $3,000 to 5,500. A platted GDC lot goes by the day at $2,600 with transport included inside 75 miles of Punta Gorda.

When is the best season to clear a lot here?

November to May. A GDC lot on Immokalee soil holds water from June into October, and wet-season work adds a day. The dry months also keep the mulch layer from floating off in the first storm.

Do I need a permit to clear my own land in Lee or Collier?

Yes. Lee requires a Vegetation Removal permit on any unincorporated lot and Cape Coral its own per-lot permit, and Collier runs a Vegetation Removal Permit. A gopher tortoise survey comes first on every upland lot.

Can I burn the piles on my lot?

Not on a platted lot. Cape Coral, Lehigh Acres, Port Charlotte and North Port are no-burn, and acreage elsewhere needs a Forest Service authorization from the Caloosahatchee or Myakka River district that day. So it is mulch or haul, and mulch is cheaper.

How fast can a land clearing company reach Cape Coral or North Port?

Brandi texts a scheduling window within an hour of your form, and the Punta Gorda crew is usually on your lot within a week in the dry season. Call (352) 619-3597 with the parcel ID. The company is locally owned and operated, a full-service land clearing contractor for commercial and residential lots, and land management on acreage in agricultural use comes with a free estimate.
