Lot Clearing in Florida: Build-Ready Platted Lots and Acreage Homesites from Palm Coast to Cape Coral
Most Florida land clearing is one platted parcel at a time, and I have cleared them since 2012. Slash pine over palmetto, a stump or two, a pepper hedge on the back line. Our crews clear a half-acre in one skid steer day, $2,600, transport included within 75 miles of Ocala or Punta Gorda. Quarter lots, $1,800 flat. Snowbirds buy the lot in February and find out about June in June, so we clear in the dry season when we can. Call (352) 619-3597 or send the form. Clearing Land for a House in Florida: Before the Slab and the Fill
Three things happen before a slab: clear, grub, fill. Forestry mulching takes the trees and brush to a chip layer, the root rake grubs the pad footprint, and the soil is ready for the fill truck. On flatwoods the spodosol holds water from June to September, so the builder sets the slab on 18 to 30 inches of fill. That fill, not the land clearing, is what the water management district asks about. Send the survey and the site plan with the form so we clear only what the house needs and leave a usable pad.
Land Clearing on Platted GDC and ITT Lots
Palm Coast, Palm Bay, Port St. Lucie, Cape Coral, Lehigh Acres, North Port, Port Charlotte, Spring Hill, Deltona, Golden Gate Estates and The Acreage: the same 1970s plat, the same 40-year slash pine over palmetto. We specialize in them. Census Building Permits Survey 2025: Port St. Lucie 2,814 single-family units, Cape Coral 2,013, North Port 1,910, Palm Bay 1,908, Palm Coast 1,356. Every one of those new construction homesites sat under brush first. Case: a 1.25-acre residential lot in Palm Coast, FL, scrub oak and palmetto, one day, $2,600. We clear the whole parcel or just the building envelope. Say which on the form.
Low Lots, Fill and Standing Water: Florida Land Clearing on Hardpan
A low flatwoods homesite holds water June to September and we clear it anyway, because the forestry mulcher floats where a dozer sinks. In Collier and Lee the flood-zone elevation sets the fill depth, often 2 to 4 feet; your fill contractor hauls it after we clear. On The Acreage grid in Palm Beach County the swale along the road has to stay open or the fill goes nowhere. I walked a Lehigh Acres parcel in July where the back half was ankle deep. We cleared it in December and the builder was framing by March.
Acreage Homesite Land Clearing: Pad, Driveway and Septic Area
Tracts of 1.25 to 5 acres get a selective clear: pad, driveway, septic drainfield and a view line, and the rest stays pine and oak. We mulch the brush and trees in the envelope and leave the mulch where it falls. Case: 5 acres in Golden Gate Estates, palmetto under slash pine, three gopher tortoise burrows flagged and kept out, 2 days with the skid steer, $5,200. Multi-acre land clearing goes by the day, $2,600 for the skid steer or $4,000 plus transport for the 300-hp head when the pine is thick. Tape the oaks you want kept before we unload.
What Land Clearing Contractors Do on a Homesite
Palmetto, pine, exotics, stumps, grubbing, pad rough-in, driveway cut and haul-off: that is the list for a professional land clearing service. Forestry mulching takes unwanted vegetation to a mulch layer 2 to 4 inches deep and eliminates the need for burn piles. Brazilian pepper and melaleuca get cut-stump treatment within minutes or they resprout. Brush and tree removal over 8 inches goes to the 300-hp head or an excavator. Stump removal runs $4.50 an inch, $150 minimum, or the root rake pulls them for the pad. Haul-off is $700 to 1,300 per 10-yard load when debris cannot stay. No concrete, wells, septic or house demolition; I know people who do. Fully insured crews.
Wooded Lots vs. Overgrown Lots: Clearing Equipment and Density
A wooded homesite is 40-year slash pine over palmetto. An overgrown one is pepper, grapevine and wax myrtle over whatever was cleared before. Different clearing equipment. The pine takes the skid steer forestry mulchers in one pass; pine over 8 inches goes to the 300-hp head. Overgrowth gets forestry mulching plus a hand crew with herbicide, because the exotics will overgrow the pad again by fall; Florida grows year-round. Vegetation density is the whole price. Costs vary by that density more than by parcel size, which is why photos help before the estimate. Professional equipment and a top-notch operator do not change the density.
Clear Land, Rough Grade, Stake the Pad: Sugar Sand vs. Spodosol vs. Caprock
Three grounds, three grading days. Sugar sand on the ridges drains in an hour and the dozer shapes it in one pass. Spodosol in the flatwoods needs the root mat raked out or the pad settles; rough grading waits for fill. Caprock in Collier and Lee sits 20 to 40 inches down and eats mulcher teeth, so the clear stops at the rock and the pad is built up, not cut down. The dozer with root rake runs $170 an hour with operator for the grading and site preparation. Terrain this flat still has a low corner; we grade toward the swale. We equip the dozer with mats on soup.

Protected Trees, Gopher Tortoise Surveys and Permits Before We Clear
Palm Coast and Palm Beach County allow no clearing without a building permit. Port St. Lucie wants a permit for each parcel with a tortoise survey. Cape Coral issues a vegetation permit for each parcel, Lee County a Vegetation Removal permit, Collier a VRP, Palm Bay a per-parcel permit, North Port a Tree Protection review. FWC: survey within 90 days, no work within 25 feet of a gopher tortoise burrow, relocation permit before we clear. Bald eagle nests get a 660-foot buffer. Local regulations and permit requirements change by city line, so we check the parcel ID before quoting. Many homesites require permits property owners never hear about until the stop-work notice.

Frequently Asked Questions About Clearing Florida Lots
How much does it cost to clear a platted parcel in Florida?
Quarter lots run $1,800 flat and half lots are one skid steer day at $2,600. Larger parcels run $1,200 to 2,500 mulched or $3,000 to 5,500 cleared to dirt with stumps, per acre. Brazilian pepper adds a surcharge and a wet-season job on muck adds a day.
How long does land clearing take on a homesite?
One day for a 0.5 ac parcel, two days for 2 to 5 acres of flatwoods with the skid steer. The mulcher moves fast in scrub and slower in a palmetto mat. Add a day for exotics that need herbicide, and a day in June to September on wet ground. Our crews clear efficiently because the plan is set before we unload.
Do I need a permit to clear land in Florida?
Usually yes on a platted parcel unless you hold a building permit. Palm Coast and Palm Beach County refuse clearing without one. Lee, Collier, Cape Coral, Port St. Lucie and Palm Bay issue clearing permits for each parcel. Every upland parcel also needs a gopher tortoise survey within 90 days of the clear.
What happens to the debris?
Most of it becomes mulch on the ground, 2 to 4 inches deep, which slows the palmetto and keeps the sand from blowing. Trunks over 8 inches and anything the builder wants gone get hauled at $700 to 1,300 per 10-yard load. Burning needs a Florida Forest Service authorization and is rarely allowed on platted land.
Does clearing raise property value?
A cleared, dry pad site sells faster than a palmetto wall, and the appraiser can see the lines. One skid steer day can transform a scrub parcel into a staked homesite. Sustainability matters to buyers too: a mulched parcel with no erosion scar shows well. Call (352) 619-3597 for a free estimate and we walk the property with you.
