Land Clearing and Forestry Mulching in Northeast Florida: Flatwoods Lots from Palm Coast to DeLand
Northeast Florida is flatwoods on a platted grid. Slash pine over saw palmetto, gallberry underneath, and a lot that holds water from June to September. We have no yard here, so the trailer comes from Ocala and transport goes on the quote past 75 miles. The skid steer mulcher is $2,600 a day, and most platted lots are one day on your Florida property. Call (352) 619-3597 or send the form. Brandi texts you a scheduling window within the hour.

Mulching Palmetto Flatwoods and Scrub in Northeast Florida
Mesic and wet pine flatwoods cover most of what we mulch between Palm Coast and DeLand. Slash and longleaf pine over a palmetto root mat, gallberry and wax myrtle in the gaps. Snowbirds buy the lot in February and find out about June in June. The mat is the whole problem: a bush hog shears the underbrush and the fronds are back by fall. A forestry mulcher grinds the crown into the mat, and the overgrowth comes back as grass. Twenty years of undergrowth is fire fuel, the other reason forestry mulchers earn their day here.
Oak scrub and sandhill sit on the Atlantic Coastal Ridge, sugar sand with scrub oak and sand pine, faster and cheaper. Live oak and cabbage palm hammocks line the St. Johns and the Tomoka, and we thin those. Brazilian pepper on the ditch banks south of Daytona gets treated at the cut.
Land Clearing Services We Offer in the Northeast
We offer forestry mulching first and five more services behind it.

- Debris removal services by the 10-yard load after a storm.
No concrete, wells, septic or house demolition. I know people who do those. Insured crews on every job site, residential and commercial.
Lot Clearing for New Construction from Palm Coast to Deltona
A half-acre platted lot is one day with the skid steer, $2,600. A quarter-acre infill lot is $1,800 flat. Flagler pulled 1,950 single-family permits in 2025 by the Census Building Permits Survey, Volusia 2,079, Duval 3,732, St. Johns 3,554, Clay 1,240 and Nassau 887.
Low lots are the catch. A Palm Coast lot on Immokalee flatwoods soil holds water in a wet June, and the pad needs fill once the trees are down. We mulch, flag the wet corner, and the dozer spreads fill where the slab goes. The mulch layer is the erosion control on a ridge lot. Send the parcel ID and the site plan and you get your property cleared on a written price.
Platted Flatwoods Lots: Why Clear Your Land in the Dry Season
ITT platted Palm Coast and Deltona Lakes in the 1960s, and the slash pine on the unbuilt lots is 50 years old now. Laurel oak and grape vine came in on top of the palmetto, so a quarter acre can hide 30 stems over 6 inches. Tree size sets the day count, so the day rate beats a per acre price on small trees and brush and trees mixed this thick. Mature trees you want to keep get flagged.
Scrub lots on the ridge carry two surveys first: FWC gopher tortoise, and scrub-jay consultation in Ormond Beach, Daytona North and the Palm Coast scrub. Dry season, November to April, is the window for land clearing work on wet flatwoods. On our jobs in Flagler the wet lots go in January and the ridge lots in summer.
How Much Does Land Clearing Cost in Northeast Florida?
$2,600 a day for the skid steer, plus transport from Ocala past 75 miles. That one number sets most quotes here.
- Palmetto and pine flatwoods mulching: $1,500 to 2,500 per acre by density.
- Oak scrub and sandhill on the ridge: $1,200 to 1,800 per acre.
- Brazilian pepper thickets: add $500 per acre for treating the cuts.
- Clearing to dirt with stumps out: $3,000 to 5,500 per acre.
- Stumps: $4.50 per inch, $150 minimum. Ten or more and we grind by the day.
- Bush hogging: $65 to 95 an acre, $450 minimum.
- Haul-off: $700 to 1,300 per 10-yard load.
June through September adds one day on wet flatwoods. The tortoise survey, $400 to 900 by a licensed agent, comes before the price. Last fall we cleared a 1.25-acre lot in Palm Coast, scrub oak and palmetto, in one day: $2,600. If you need land clearing on 10 acres and up, the 300-hp machine is $4,000 a day. Call (352) 619-3597 with your acreage. The free estimate is in person within 75 miles and by parcel map past that.
Wetland, Permit and Tortoise Rules Before You Clear Your Land
Mulching is not the trigger. Fill and drainage are. SJRWMD issues the Environmental Resource Permit for wetland fill or a ditch that moves water off your lot, and the USACE Jacksonville District handles federal wetlands. A wetland line on the plat means a delineation first, and a property owner holds that permit, not the contractor.
Palm Coast requires a land clearing permit under its tree code: nothing comes down without a building permit. Volusia County Tree Preservation protects historic trees at 36 inches DBH. Flagler, St. Johns, Clay and Nassau want a permit above one acre. FWC gopher tortoise rules apply on every upland lot: no work within 25 feet of a burrow without a relocation permit. Bald eagle nests carry a 660-foot buffer. A Forest Service burn authorization from the Jacksonville or Bunnell district covers any pile, and platted areas are no-burn, which is why mulch wins here.
Storm Damage and Debris Removal Along the St. Johns
Ian in 2022 and Milton in 2024 backed the St. Johns up over the flatwoods, and the storm damage shows as leaning slash pine and downed laurel oak. Debris goes by the load, $700 to 1,300 per 10-yard load. FEMA covers the public right-of-way, your lot is yours. A leaning pine is a chainsaw and a stump. A full blowdown is a load count. Send one picture and I will count loads from it.
Counties We Serve in the Northeast
Six counties, six pages, two depths. Flagler (Palm Coast) and Volusia (Daytona Beach, Ormond Beach, DeLand, Deltona) get full pages here. Duval, St. Johns, Clay and Nassau get short pages, because our Jacksonville metro site covers Jacksonville, St. Augustine, Middleburg and Yulee in depth. Each page lists the land-clearing services and the local permit for that county.

Northeast Florida Land Clearing Questions
How much does land clearing in Florida's northeast corner cost per acre?
Flatwoods mulching runs $1,500 to 2,500 an acre and ridge scrub $1,200 to 1,800, with transport from Ocala added past 75 miles. Clearing land to dirt with stumps out is $3,000 to 5,500. Most platted lots come in at the $2,600 day rate.
When is the best season to clear a flatwoods lot here?
November to May. The spodosol under a Palm Coast or Deltona lot holds water in the wet season, and June through September adds a day on muck. Ridge lots clear year round.
Do I need a permit to clear my own land in Flagler or Volusia?
In Palm Coast, yes, and only with a building permit. Volusia protects historic trees at 36 inches, and Flagler wants a permit over one acre outside the city. A gopher tortoise survey comes first on any upland lot.
Can I burn the piles on my lot?
Rarely on a platted lot. Palm Coast, Deltona and the Daytona area are no-burn, and any pile elsewhere needs a Florida Forest Service authorization that day. Mulching leaves nothing to burn.
How fast can a land clearing company get to Palm Coast or DeLand?
Brandi texts a scheduling window within an hour of your form, and the crew usually trailers out from Ocala within two weeks in the dry season. Call (352) 619-3597 with your parcel ID.
