Forestry Mulching and Land Clearing in Port Charlotte, FL: Lot, Brush and Palmetto Clearing

The GDC plat here is slash pine and palmetto flatwoods on paper and Brazilian pepper thicket in practice, forty years after the canals went in. Sugar sand on the old dunes, hardpan everywhere else, standing water from June to October. Our yard is across the river in Punta Gorda, so the trailer is here in 20 minutes with no transport line on the estimate. Skid steer forestry mulcher, $2,600 a day. Brazilian pepper is the only thing in Florida that grows faster than a permit queue. Call (352) 619-3597 or send the form. Brandi texts you a scheduling window within the hour.

Forestry mulching

Forestry Mulching and Brush Clearing Near Port Charlotte

Forestry mulching clears a quarter-acre GDC lot in half a day and a half acre in one, $2,600, with nothing hauled. It is a land clearing method that uses specialized equipment to grind trees, palmetto and vegetation into mulch where they stand, and the mulch bed keeps the sand from washing into the swale in June.

Pepper is the job on these lots. Cut it with a bush hog and it is back in a year; palmetto will overgrow the same ground in two, because the root mat stays. The mulcher head runs under the crown and takes the mat, and every pepper stump gets herbicide within minutes of the cut. Brush clearing on the wet side of a lot goes to the mulcher, which floats where a dozer sinks to the pan.

Services

Land Clearing Services in Port Charlotte, FL

Pellegrino Land Works provides land clearing on these plats in six forms, a land clearing company serving Charlotte County since 2012 with insured crews.

  1. Selective clearing: pepper and palmetto out, slash pine and oak kept.
  2. For a pad, full site clearing means stump grinding, a root rake pass and rough grading. Excavation for the pool stays with the builder.
  3. Brush removal, tree removal and storm cleanup on overgrown land, Ian pines included.
  4. Commercial land clearing services and commercial clearing for commercial sites and commercial development along US 41 and Kings Highway: site work, site prep, haul-off by the load.
  5. Residential land clearing on infill lots, quarter acre and up.
  6. Land improvement on acreage east of I-75: bush hogging, fence lines, landscape clearing around a house that stays.

The professional land clearing service does not change between residential and commercial properties. We do not pour concrete, drill wells, set septic or demolish houses.

Lot clearing

Lot Clearing for New Homes on GDC Lots

This is a census place, so it issues no permits of its own; the unincorporated county pulled 2,489 single-family permits in 2025 by the Census Building Permits Survey, and that count is the proxy. Most land clearing projects here are a GDC lot, 80 by 125, under 15 slash pines and a pepper wall on the canal side. One mulcher day, then stumps, then the fill truck.

The thickets are the exception. A 2.5-acre Brazilian pepper thicket took us 2 days and came to $6,700 including the pepper surcharge; the owner had tried a bush hog the year before. After the clearing, lot clearing on low ground means watching where the water goes once the fill is in, and site preparation waits for a dry week. Property owners who clear November to May skip the wet-season day.

Pricing

Land Clearing Port Charlotte Area Prices by Lot, Acre and Day

Land clearing costs here run from $1,800 for a quarter-acre infill lot to $5,500 an acre for full clearing to dirt. The price depends on the size, the pine count and how much of the lot is pepper.

  • Skid steer mulcher: $2,600 a day, no transport line this close to the yard.
  • 300-hp mulcher for large acreage clearing: $4,000 a day.
  • Palmetto and slash pine flatwoods: $1,500 to 2,500 an acre by density. Brazilian pepper or melaleuca thicket: add $500 an acre.
  • Full clearing to dirt with stumps: $3,000 to 5,500 an acre, rough grading included.
  • Stump grinding: $4.50 an inch, $150 minimum per stump. Ten or more and we grind by the day.
  • Haul-off and Ian debris: $700 to 1,300 per 10-yard load.

June through September adds one day on muck or wet flatwoods. The gopher tortoise survey, $400 to 900 by a licensed agent, goes on the same way. Call (352) 619-3597 and I put your number in writing.

Permits

Permits, Scrub-Jays, Gopher Tortoises and Drainage Before You Clear Land

The county requires a vegetation and land clearing permit on every unincorporated lot here, and it checks the scrub-jay map on the same application. Professional clearing starts there. Then three checks:

  • Florida scrub-jay. Large parts of the plat sit in scrub-jay zones, and FWS review applies before any scrub oak comes down.
  • Gopher tortoise. FWC survey within 90 days, no work within 25 feet of a burrow without a relocation permit. We tape the line around every apron.
  • Bald eagle. The harbor has one of the densest nest populations in Florida, and the buffer is 660 feet.

Drainage and wetlands sit with SWFWMD. Clearing is not an Environmental Resource Permit trigger; filling a wet spot or rerouting the water into a neighbor's swale is. On the ROW we flagged every wet crossing before a machine moved. FEMA paid for right-of-way debris after Ian; private lots were the owner's. Burning is not allowed on platted lots, so everything is mulched in place or hauled.

FAQ

Land Clearing FAQs for Property Owners on the Plat

How much does it cost to clear a GDC lot in 2026?

A quarter-acre lot is $1,800 flat and a half acre is one skid steer day at $2,600. Full clearing to dirt with stumps runs $3,000 to 5,500 an acre depending on site conditions and loads out. A solid pepper thicket adds $500 an acre. Call (352) 619-3597 for the number in writing after the site visit.

What is the cheapest way to clear a pepper thicket?

Mulching with cut-stump treatment, because nothing leaves on a truck and the stumps do not come back. The land clearing process is one machine for one or two days. Property clearing down to bare dirt runs two to three times the mulching price. Either one will make your property buildable once the pepper is dead.

Do you locate utilities and pipeline easements before you remove brush?

Yes. No machine unloads until Sunshine 811 has marked the lot, and then we walk the property along the flags. GDC lots carry FPL and water lines at the right-of-way, and a few have a pipeline or drainage easement across the back that gets mulched low.

Can you work a lot that still holds water?

Yes, as long as it is the mulcher: tracks float on wet flatwoods, and a dozer sinks to the hardpan. June through September adds one day on muck. Areas with dense pepper on the wet side get a second look before I set the day count. Frequently asked questions about burning get one answer: not on a platted lot.
