Forestry Mulching in Charlotte County: Pepper Thickets and Palmetto
Forestry mulching is the land clearing in Charlotte County that most lot owners need: palmetto, slash pine and a Brazilian pepper wall on the ditch side and the fence line. The mulcher grinds it into a mulch layer about three inches deep and leaves the roots holding the sand, so there is no erosion into the swale when the rains start. The machine floats on tracks; a dozer on the same lot in August sinks. Pepper and melaleuca are cut-stump treated within minutes of the cut, because an untreated pepper cut is a bush by Christmas. Our mulching services reclaim overgrown land at stems to 8 inches with the skid steer. Snowbirds come back in November and ask who moved the trees.

Lot Clearing and Acreage for New Homes in Port Charlotte and Punta Gorda
Charlotte County's builders pulled 2,571 single-family permits in 2025 by the Census Building Permits Survey, and 2,489 of them were unincorporated, which means Port Charlotte and the GDC grid. Those are small residential lots, pine and palmetto, a swale out front. Residential land clearing on one is a flat day: $2,600 for a half acre, $1,800 for a quarter-acre infill. Property development east of I-75 runs by the acre. Low lots take fill after site preparation, and the grading has to push water to the swale and not the neighbor. One dry day can transform a GDC lot into a pad site. Homeowner or builder, send the lot number.

Terrain, Soil and Vegetation Across Charlotte County
Charlotte is hydric flatwoods on Myakka and Immokalee spodosols, flatwoods soil with a hardpan 18 to 30 inches down that stands in water June to October. Along the Peace River and near Charlotte Harbor the woodland shifts to cabbage palm hammock, mangrove fringe and salt-killed pine. The Myakka River side toward Englewood is scrub on deeper sand that drains. West Port Charlotte canals pull the water table down a foot; east of I-75 nothing pulls it anywhere. A lot left alone will overgrow with pepper in three summers. I check site conditions on foot, after a rain.
Land Clearing Permits and Protected Species in Charlotte County
Charlotte County requires a vegetation and land clearing permit before removing vegetation on most lots; the county seat runs its own tree code. Gopher tortoise: survey within 90 days, no work within 25 feet of a burrow, FWC relocation permit if the agent finds any. Port Charlotte scrub carries Florida scrub-jay zones with FWS consultation. Bald eagle: 660-foot nest buffer, and Charlotte has one of the densest nest populations in Florida. SWFWMD holds the Environmental Resource Permit for most of the county, SFWMD east toward the Lee line. Clearing is not the trigger; fill and drainage changes are. On our jobs here the eagle map gets checked before the trailer moves.
Storm Debris Cleanup After Ian
Ian made landfall here in September 2022. We spent six months on debris in Charlotte and Lee, and the numbers stuck: one acre near Charlotte Harbor, 9 loads hauled, $8,100. FEMA cleared the public right-of-way; private lots were the owner's. Trees and branches still go by the load, $700 to 1,300 per 10-yard load. Dead pine mulches in place for less. Count the brown crowns before June.

Land Clearing Questions from Charlotte Property Owners
How much does land clearing cost per acre in Charlotte County?
$1,500 to 2,500 an acre for pine and palmetto mulched in place, $3,000 to 5,500 to bare dirt with stumps. A quarter-acre Port Charlotte lot is $1,800 flat. Expert land clearing with a pepper wall adds $500 an acre for cut-stump treatment.
Do I need a permit to burn cleared brush in Port Charlotte?
You will not get one on a GDC lot. Platted areas are no-burn, and every pile in the state needs a daily Florida Forest Service burn authorization. The trees and brush get mulched where they stand; the wood stays as mulch and nothing smokes.
How long do land clearing projects take?
One day for a GDC lot, two days for 2.5 acres of flatwoods or pepper, about five days for 10 acres with stumps. Land clearing projects wait longer on the county permit than on our crews.
Can you clear heavily wooded tracts and commercial land?
Yes. The 300-hp mulcher takes pine and oak to about 12 inches; tree clearing above that goes to the dozer with root rake. On the ROW we ran that pairing through cypress strands on every co-op corridor. Commercial land clearing and site clearing for commercial development or master-planned communities run by the day, $4,000 plus transport.
Who do I call to clear land here?
Call (352) 619-3597 or send the form; Brandi texts you a scheduling window within the hour. Our crews have the experience and equipment to handle clearing brush and clearing land safely and efficiently on wet flatwoods. Equipment and expertise matter; knowing where the water goes is the land clearing service you pay for. Residential jobs come first in dry season.
